Rouzerville property being subdivided so it can be marketed to hotel and motel chains

WAYNESBORO, Pa. — A property behind Walmart in Rouzerville, Pa., is being subdivided so that it can be marketed to hotel and motel chains.

The Washington Township (Pa.) Planning Commission reviewed plans from Encore Developers on Monday.

The commission voted 3-0 to recommend the township supervisors approve the plan.

A hotel or motel in that location could be a boon for nearby restaurants like Applebee’s Neighborhood Grill & Bar, Cafe Del Sol and Old City Buffet, Township Manager Mike Christopher said.

“It certainly bodes well for the area,” he said.

In 2008, Encore Developers presented conceptual plans for the David and Barbara Layman property off Washington Township Boulevard. Those plans included an active adult community and a shopping center called Red Run Center.

The hotel or motel was part of those plans.

Now, subdivision plans before the planning commission showed 2.3 acres being subdivided at the site, leaving 23.6 acres on the other portion. The property, which is zoned commercial, would be served by public water and sewer systems.

Subdividing the parcel could make financing easier for the company that buys it, Christopher said.

“At this point, nothing is confirmed, so it’s speculation,” he said of the potential business.

Planning commission member Elena Kehoe said the area needs more lodging for visitors. She questioned whether bed and breakfasts are still prohibited in residential zones, to which Christopher said they are.

“It’s not good for us to not be flexible on that,” she said.
