Upscale office condos planned

HAGERSTOWN -- A Hagerstown developer plans to build upscale office condominiums this spring just north of Hagerstown.

Don Ardinger, a project management consultant, said David Lyles Developers of Hagerstown is almost ready to break ground on The Meridian Building I, a 27,000-square-foot professional building that is to occupy the address at 19368 Leitersburg Pike.

Construction is expected to begin this spring and be completed in about eight months, Ardinger said. Several businesses already have signed letters of intent saying they plan to buy space there.

The asking price is $275 per square foot.

"We are talking to a number of people," Ardinger said. "We hope to be 50 percent filled before we break ground."


Ardinger declined to disclose the cost of the project.

Washington County Planning Director Michael C. Thompson said the site plan for the project has been approved.

He said construction should be able to begin shortly after Lyles applies for the permits.

The property is in a joint service area for water and sewer, Thompson said, meaning the county and the City of Hagerstown will provide utilities.

According to the project's specifications, the two-story Meridian I will have 16 total units -- averaging about 1,500 square feet -- that can be combined to fit personal preferences. The blueprint also calls for 108 parking spaces.

The Meridian I is about a half-mile from the Stone House Square shopping center.
