Input sought on Rouzerville Rite Aid rezoning request

WAYNESBORO, Pa. - Public comment will be accepted tonight regarding a Rouzerville, Pa., rezoning request that could allow for the development of a Rite Aid Pharmacy, a bank and professional offices at the intersection of Midvale Road and Pa. 16.

The Washington Township (Pa.) Supervisors will host a public hearing at 7 p.m. concerning the rezoning request submitted by D. Curtis Mummert. If granted, six-tenths of an acre would be rezoned from low-density residential to commercial at 13138 Midvale Road, slightly southeast of the intersection.

That property, along with the adjacent commercial tract that holds Mummert's Buchanan Auto Park car lot, would make the buildings visible from Pa. 16 near the Food Lion shopping center.

Carroll Sturm, chairman of the supervisors, said he expects that the board will hear more from Mummert's contracted traffic engineer in coming weeks. The plans indicate that only northbound traffic on Midvale Road could access the businesses, and a concrete barrier would prohibit left turns made by vehicles exiting the businesses onto Midvale Road.

"A couple of the supervisors are worried about the traffic patterns," Sturm said.

Mummert's initial request for the rezoning was denied on Sept. 15, with the supervisors saying they had unanswered questions about the flow of vehicles around the development.

The plan requires cooperation with the Pennsylvania Department of Transportation due to its road ownership, Sturm said. Required responses from the state agency have delayed the plan's submittal process, he said.

The rezoning request applies to the land as well as a two-story house and detached garage currently there.

The supervisors meet in the municipal offices on South Welty Road near Renfrew Park.
