MERCERSBURG, Pa. - Look out from the model home at Oliver Homes' new Winter Greenes community, and you'll see either the ski slopes of Whitetail Resort or wooded, rolling Pennsylvania hills.

"You'll always have a great view from every window here," said Oliver Homes President Taylor Oliver.

The new development is north of Clear Spring, Md. and a short distance southeast of Mercersburg. The recently built two-story model home sits on one of 23 lots rising off Blairs Valley Road. Lot sizes range from just more than an acre to more than two acres. Most of the lots will front a single access road called Alpine Drive. Small drives will connect some of the outer lots to the road.

The location combines the advantages of secluded rural living with reasonably quick access to schools, shopping along with the Whitetail slopes and golf course.

Oliver said homes in the community will feature upgraded amenities and are designed for "a second- or third-time buyer's market."

Carl Vogel, design and building consultant for Oliver Homes, said homes in Winter Greenes can be constructed from a choice of several plans or custom built. Plans start in the $450,000 range and "can be customized from that point," he said.

Single-story homes will be allowed, but Oliver said he believes most of the homes constructed in Winter Greenes will be two-story plans.

"If you're going to build a full basement and put on the roof, the two-story plan gives you more space and features in between," he said.

The model features a versatile two-story family/great room area that would be excellent for entertaining or dining. The room's layout would allow the homeowner to utilize the "room within a room" concepts that are popular in modern decorating, Oliver said.

The room features a stone-finished gas fireplace with remote and thermostatic controls. A conduit cleverly placed in a hollow box behind the fireplace allows the homeowner to pop out one of the stones and hook up a flat-screen television over the fireplace.

Other luxury features in the great room include hardwood flooring and large maintenance-free tilt sash windows with low-E glass and argon gas between the panes. The energy-saving windows, decked with earth-tone "Sierra" trim, are found throughout the house.

Featured in the gourmet kitchen off the family room are laminate flooring and Zodiac quartz-finish countertops for easy maintenance. Part of the countertop is occupied by a sleek black GE cooktop. Built-in stainless finish appliances include an oven, microwave and dishwasher. Hardwood cabinets feature arch-raised panels and crown molding. For additional storage, there's a spacious corner pantry.

A first-floor master suite offers the luxury of a large whirlpool tub, a separate shower enclosure, hardwood cabinet and ceramic tile flooring.

Another large room off the entry foyer could serve as a dining room, formal room or office.

An oak staircase system leads from the foyer to the second floor, which houses three sizable bedrooms and two full baths to handle family and guests.

Thoughtful touches can be found throughout the house. For example, Oliver pointed out that the nickel finish on many of the light fixtures complemented door handles and the stainless-steel kitchen appliances.

Standard features in Winter Greenes will include 9-foot ceilings on the first floor, crown molding in living and dining rooms, marble vanity tops and chrome faucets and fixtures in bathrooms, multiple television and telephone jacks, interior decorative light packages, architectural 30-year roof shingles, maintenance-free siding, two-car garages with door openers, 80-gallon hot-water heaters, central air, energy-efficient windows, house wraps, insulation, and more.

A great location, custom building options and convenience will make Winter Greenes a good choice for successful professionals or older buyers looking for an attractive retirement property.
