Featured Home - Builder offers custom touches at Warm Spring Ridge

CHAMBERSBURG, Pa. - This week's feature home is a model home in Warm Spring Ridge, a new community west of Chambersburg developed by Hanover, Pa.-based builder JA Myers. Nineteen single-family home plans are offered here, ranging from 1,688 to 2,770 square feet, and priced from the mid to high $200,000s. Floor plans include traditional two-story homes, two-story with a first-floor master bedroom and ranchers. All have poured concrete foundations, public sewer, and well water.

JA Myers has been building homes for 35 years and prides itself on the degree of customization it offers. This builder will add rooms, move walls, heighten ceilings, add bay windows or a front porch, among other things, as long as it doesn't interfere with the home's structural integrity and is within the customer's budget.

The "Congressional" model HomeSource toured is a traditional two-story plan with four bedrooms and two-and-a-half baths. This home is also a good example of how the right selection of custom options and upgrades can take a house from "very nice" to "perfect for us" from the buyer's viewpoint.


The basic "Congressional" floor plan is 2,540 square feet, but this model totals 2,700 square feet, thanks in part to a two-foot bump-out that expands the dining room, kitchen and breakfast nook. A two-story foyer, side-load two-car garage, and 9-foot ceilings on the first floor also add to the sense of spaciousness.

Stepping into the home from the front porch, you enter the airy foyer bathed in plenty of natural light. This area features a convenient powder room, coat closet, and an elegant oak, turned staircase. The connected living room and dining room provide an ample but intimate space for entertaining. Windows in these rooms (facing front and back) have deep windowsills, a quality detail not often found in homes in this price range.

Savvy home buyers will also notice a number of quality features in the kitchen, including a Maytag electric range and dishwasher. An overhead microwave with exhaust fan is a smart upgrade here, and the option of a center island enhances this efficient floor plan. The kitchen and nook are open to the large family room, and a garden door provides access to the backyard. This model also has a window over the double kitchen sink - a feature sorely missed in a lot of new homes, but included in most of the plans offered at Warm Spring Ridge.

Upstairs, one can imagine a growing family, lots of guests, or a home-based business easily accommodated by three bedrooms and a hall bath.

But it is the master suite that will most likely make you want to move in tomorrow. You'll get a hint of the luxury in store when you see the double doors at the end of the hallway. Behind them is a genuine retreat. Imagine your king-sized bed, bureau, and bedside tables, with room still to spare.

And the best part? An adjoining sitting room, with windows framing a mountain view. Combined, these areas total almost 400 square feet of relaxing space, with the option of a cathedral ceiling for added grandeur. Through another set of double doors, the master bath has an oval soaking tub with ceramic tile surround, separate shower, his-and-her vanities, and large linen closet.
