Optional floor plans and add-on rooms add a great deal of versatility to the basic layout. Depending on options ordered, a buyer can purchase a Park Overlook home containing anywhere from 1,375 to 2,460 square feet of finished space.
"This is what we call the country kitchen," said Miller, pointing out the 19' by 13' kitchen with optional island in the Park Overlook model home. Located in front of the kitchen is a living room that's a spacious 14' by 19'7". To the rear is a cozy optional sunroom with gas fireplace. A larger optional morning room can also be located behind the kitchen.
Other first-floor options locate the kitchen to the front or rear, cutting down the size of the kitchen, but allowing space for a formal dining room.
Three bedrooms and two full baths highlight the second floor. The master bedroom can be extended over the sunroom or morning room for added space if those options are ordered, resulting in a master bedroom of up to 19' by 11'9". Options include vaulted/cathedral ceilings in the master bedroom and deluxe master bath upgrades such as a soaking tub.
The lower level contains a one-car garage and unfinished space. A finished option includes a 19' by 11'6" den.
The Park Overlook community was recently honored by the Frederick County Builders Association with awards for Best Interior Merchandising and Best Sales Model in the Townhouse under $300,000 category.
A single road, Monet Drive, travels through the townhouse-only community in a circular pattern. Forest conservation areas have been set aside within the circle and to the rear of the community. The wooded areas combine with the green expanse of Pangborn Park next door for a peaceful setting that is within easy drive of Dual Highway shopping areas.
Park Overlook is served by city water and sewer. Public schools for the area are Pangborn Elementary, Northern Middle and North Hagerstown High.
Miller said new sites at Park Overlook have opened recently. Dan Ryan is offering incentives of $5,000 toward closing costs and $1,500 toward options for buyers who use the company's preferred lender and title company.
