It's always tee time at Valley Creek Estates

Last week, HomeSource featured the Saddle Ridge community under development by Dan Ryan Builders near Chambersburg, Pa.

That's only one of the Pennsylvania developments under construction in Franklin County, Pa., by the fast-growing builder's Hagerstown division.

This week the spotlight is on Dan Ryan's Valley Creek Estates near Mercersburg, Pa.

For people who enjoy golf and/or skiing, this community's location is hard to top. It's just an eighth of a mile from the Whitetail Golf Course and two miles from the Whitetail Ski Resort.

Spacious lots range in size from a half-acre all the way up to 10 acres.

"You get mountain views from three sides here," said Kerry Soler, Valley Creek Estates sales manager. "Several of our lots either overlook or back up to the Licking Creek."

But buyers are going to have to move quickly to get a spot in this secluded rural development. Soler said 34 of 49 available sites have been sold.

Presently, Dan Ryan is running a 15th anniversary promotion that offers a choice of $9,000 in options with the purchase of a Valley Creek home or $1,500 in options plus $5,000 toward closing costs. The offer expires March 31.

Located fewer than 20 miles northwest of Hagerstown, Valley Creek Estates is within easy driving distance of shopping areas in Hagerstown and Chambersburg, Pa. The historic town of Mercersburg is minutes away, as are attractive state parks and several other golf courses and recreational areas.

The development will be served by the Tuscarora School District. Soler herself is a graduate of the district's James Buchanan High School. There are several private schools close by, including the prestigious Mercersburg Academy.

So far, Valley Creek Estates is attracting buyers mainly from the Hagerstown and Frederick, Md. areas, Soler said.

Homes prices in the community range from the low $200,000's to low $300,000's. A 10-year Quality Builders Warranty comes with home purchases. Dan Ryan's services also include a pre-settlement inspection and new home orientation as well as a post-settlement inspection.

Home models available in Valley Creek Estates include:

The Azalea, a three-bedroom, two-bath (including a luxury owner's bath) split foyer design with 1,363 square feet of finished floor space.

The Magnolia, a three-bedroom, two-bath rancher with a 1,779-square-foot floor plan.

The Mulberry, a four-bedroom, two-and-a-half bath (including luxury owner's bath) two-story, 2,166 square feet.

The Sugar Maple, a four-bedroom, two-and-a-half bath (with luxury owner's bath) two-story, 2,098 square feet.

The Silver Maple, a four-bedroom, two-and-a-half bath (with luxury owner's bath) two-story, 2,356 square feet.

The Hickory, a four-bedroom, two-and-a-half bath two-story with a mud room and luxury owner's bath, 2,316 square feet.

The Poplar, a three-bedroom, two-and-a-half bath rancher that includes a study and luxury owner's bath, 2,282 square feet.

The Sequoia, a four-bedroom, two-and-a-half bath two-story with a study, first-floor laundry and luxury owner's suite, 3,115 square feet.

The Harvard, a four-five bedroom two-story plan with options for two-and-a-half to four-and-a-half baths. Includes family room and study, 3,015 square feet.

Soler said the Sequoia has been the top seller at Valley Creek, followed by the Mulberry.

"Buyers have told us they feel they are getting good value for the money with those designs," she said.

The homes will feature modern floor plans, basement exits and two-car garages.

Interior features include vaulted ceilings in master bedrooms and living rooms for many models, hardwood foyers, no-wax resilient floors, oak banisters and rails, polished brass door knobs, cultured marble vanity tops, phone and cable pre-wiring, basement bath rough-ins in some designs, washer-dryer connections, crown molding in living room, dining room, foyer and study, chair rails in dining rooms and wood trim around windows.

Gourmet kitchens include oak cabinets with a choice of countertops, pantries in some models, double bowl stainless steel sink and modern General Electric appliances.

Energy features include low-E windows, housewrap, central air conditioning and gas heaters, 80-gallon hot water heater in some home styles, vinyl tilt double-paned windows and an insulation package.

Exterior services include a professional landscaping package and asphalt driveways. Exterior materials are designed for minimal maintenance.

Many options, including morning rooms, stretched floor plans, fireplaces, bay windows, expanded garages and others are available depending upon the model selected.
