Saddle up for a new community in Pennsylvania

From just one home settlement in 1990, Frederick-based company Dan Ryan Builders has grown into a building powerhouse.

Dan Ryan had 758 settlements in 2003 and had moved onto the Builder Magazine "Top 100 Builders in the Country" list by 2004. The company has built more than 3,800 homes in four states since its founding.

Recently, as part of a decentralization plan, Dan Ryan opened a regional office in Hagerstown that oversees operations in Washington County, Md., and Franklin County, Pa.

And one of the Hagerstown division's newest projects is the Saddle Ridge community under development near Chambersburg, Pa. The 121-lot community is located about 20 miles north of Hagerstown, a short distance off Interstate 81.


Sales Manager Jim Wint said beautiful views of nearby Pennsylvania mountains are just one attraction of Saddle Ridge. Proximity to I-81 makes it easy to get to shopping areas, including the Chambersburg Mall. Recreational areas, including Caledonia State Park, Guilford Swimming Pool, Whitetail Ski Resort, and several area golf courses are within easy driving distance. Gettysburg National Battlefield is fewer than 20 miles to the east.

The area is served by Chambersburg schools, including the Guilford Hills Elementary School.

"Also, all the homes are Dan Ryan quality built new homes," Wint said. The company includes a 10-year Quality Builders Warranty with home purchases. Services include a pre-settlement inspection and new home orientation with buyers and a post-settlement inspection.

Buyers in a Dan Ryan development are typically offered a choice of several home styles, and Saddle Ridge is no exception. Eight designs, priced from the mid-$200,000's, are available.

Models include:

The Magnolia, a three-bedroom, two-bath rancher with a 1,779-square-foot floor plan.

The Mulberry, a four-bedroom, two-and-a-half bath (including luxury owner's bath) two-story, 2,166 square feet.

The Sugar Maple, a four-bedroom, two-and-a-half bath (with luxury owner's bath) two-story, 2,098 square feet.

The Silver Maple, a four-bedroom, two-and-a-half bath (with luxury owner's bath) two-story, 2,356 square feet.

The Poplar, a three-bedroom, two-and-a-half bath rancher that includes a study and luxury owner's bath, 2,282 square feet.

The Oxford, a four-bedroom, two-and-a-half bath two-story that includes a large family room and a study, 2,721 square feet.

The Sequoia, a four-bedroom, two-and-a-half bath two-story with a study, first-floor laundry and luxury owner's suite, 3,115 square feet.

The Harvard, a four-five bedroom two-story plan with options for two-and-a-half to four-and-a-half baths. Includes family room and study, 3,015 square feet.

The homes will feature modern floor plans, exit basements and two-car garages.

Interior features include vaulted ceilings in master bedrooms and living rooms for many models, hardwood foyers, no-wax resilient floors, oak banisters and rails, polished brass door knobs, cultured marble vanity tops, phone and cable pre-wiring, basement bath rough-ins in some designs, washer-dryer connections, crown molding in living room, dining room, foyer and study, chair rails in dining rooms and wood trim around windows.

Gourmet kitchens include oak cabinets with a choice of countertops, pantries in some models, double bowl stainless steel sink and modern General Electric appliances.

Energy features include low-E windows, housewrap, central air conditioning and gas heaters, 80-gallon hot water heater in some home styles, vinyl tilt double-paned windows and an insulation package.

Exterior services include a professional landscaping package and asphalt driveways. Exterior materials are designed for minimal maintenance.

Many options, including morning rooms, stretched floor plans, fireplaces, bay windows, expanded garages and others are available depending upon the model selected.

Some homes are already under construction at the Saddle Ridge site. A model home built in the Silver Maple style will be completed soon, Wint said.

Until the sales center is established at Saddle Ridge, homes in the community are being sold from Dan Ryan's East View and Apple Way developments in Pennsylvania.
